Forty Years of Doing It Themselves
Forty Years of Doing It Yourself Is a Hard Thing to Hand Over.
For decades, this husband and wife built and managed their own portfolio the way most long-time owners do – by doing everything themselves. He ran the operations: maintenance, contractors, the physical side of the buildings. She handled the tenants, the leases, and the financials. Between the two of them, nothing fell through the cracks.
It worked. For a long time, it worked very well.
But as the years passed, the question shifted. Not can we keep doing this – but do we want to? Their commercial agent, who knew them and their portfolio well, was the one who finally said what they’d been quietly thinking: it might be time to bring in some support.
They weren’t looking to disappear. They were looking to breathe.
So they did what any careful, responsible owner would do. They didn’t hand over everything at once. They chose one building and said: show us what you can do.
What won them over wasn’t dramatic. It was the monthly report — clear, consistent, easy to read. It was not having to chase a tenant themselves or follow up on something that had been sitting on the to-do list for weeks. It was the quiet realization that the building was running, and they hadn’t had to think about it.
Within a couple of months, we had taken on two more buildings.
They are Grade At clients – engaged when decisions need to be made, clear in their direction, and genuinely respectful of the team managing their life’s work Today they receive their monthly reports, check in between travels, and do exactly what they spent forty years earning the right to do.
The fourth building is still a conversation. There's a family member who isn't quite ready to let go yet. We understand that better than most.
