For decades, they ran every building themselves. He handled the operations. She handled the tenants, the leases, the books. It worked — until it didn't have to anymore. Their commercial agent suggested it might be time. They tried us on one building. Two months later, we had three. Now they travel. We handle everything.

In 1986, Bill Berry helped bring a North Vancouver commercial building to life — managing it through construction and into its first years of operation. In 1988, he used that experience to start his own management company. Nearly four decades later, Custom Realty still manages that same building. The ownership has changed hands three times. The management never has.

During COVID, they were able to maintain routine inspections of the property through their local staff and have been able to retain all tenants and keep rent collections and reporting up to date.

His accountant noticed it first. The expenses were climbing but the revenue wasn't keeping up. A closer look revealed why: rents well below market, repairs left half-finished, a building that wasn't attracting the right tenants. The friend managing it meant well. But good intentions aren't a management system. We've been managing it since 2014.

Our relationship with this family started when a mutual friend asked one of our team members a simple question: do you know a good property manager? That was the 1990s. The patriarch who made that first call has since passed. His daughter and son-in-law carry the portfolio forward. We're still here. Some relationships don't need renewing — they just continue.
